Terms of Service

These terms govern use of Parcel (parceltm.com and its sub-addresses), a transaction management service for real estate brokerages, provided by SIM REI Holdings, LLC (“Parcel”, “we”). By creating an account you accept them on behalf of your brokerage.

Your account and your team

A brokerage account is opened by a licensed broker, who is responsible for the people they invite and for how the service is used. Keep sign-in details private; tell us promptly about any unauthorized use.

Your data

Transaction documents, contacts and records you put into Parcel belong to your brokerage. We store them to provide the service and never sell them. You can export your data at any time and may ask us to delete it when you leave. Florida record-keeping rules may require you to retain copies yourself.

Third-party forms and AI

You are responsible for having the right to upload any form or document, including forms licensed from Florida Realtors or other providers, and for complying with their terms. In particular, Florida Realtors and Form Simplicity license terms restrict feeding their forms into artificial-intelligence tools. Parcel never sends a document to an AI service on its own: AI features stay off until a broker of your brokerage connects an AI account you supply, turns AI on, and confirms that your brokerage may process the documents it uploads that way. From then on, choosing what to analyze with AI, and whether that complies with any form license, membership rule or law that binds you, is your brokerage's decision and responsibility, not Parcel's. The AI provider's own terms and charges apply, and AI output is a suggestion for a licensed professional to review, never advice.

Payments

Plans are billed monthly in advance through Stripe after a free trial (14 days, or longer under an offer in effect when you sign up). You may cancel at any time from Billing; service continues to the end of the paid period. Fees are not refunded for partial months. Prices may change with 30 days' notice.

Electronic signatures and money

Parcel's e-signature tools are designed to meet the federal ESIGN Act and Florida's Uniform Electronic Transaction Act; you remain responsible for deciding which documents are suitable for electronic signature. Commission payments made through Parcel use Stripe; Parcel is not a bank and does not hold your funds.

Acceptable use, suspension and termination

You agree to use Parcel only for lawful real estate business, to keep your sign-in details private, and not to upload content you have no right to use, attempt to access another brokerage's data, interfere with the service, or use it to harass or defraud anyone. Parcel may suspend or terminate an account that violates these terms, is used for unlawful activity, has unpaid fees after notice, or poses a security risk to the service or other customers. Where practical we will tell you why and give you a chance to fix it. When an account is terminated, access ends immediately, no further fees are charged, and you may request an export of your records for 90 days before they are deleted. You may close your own brokerage at any time from Billing.

Service and liability

We aim for the service to be available at all times but do not guarantee it. The service is provided “as is”; to the extent permitted by law, our liability is limited to the fees you paid in the three months before a claim. These terms are governed by Florida law.

Changes

We may update these terms; material changes will be announced in the app or by email at least 30 days before they take effect.
